Mr.Jones,
The payment of$212.23 was received as a result of the lien search inquiry we received from Gator Lien Search. They
requested information on any balances due for 1686 Sandy Hollow Loop and copies of the corresponding account
histories. At the time, balances were due for the current customer Phillip Jones, $38.61 and previous accounts under
the name Joyce Fitchett, $161.29 delinquent, Krissann West, $12.33 delinquent,for a grand total due of$212.23.
The request for all outstanding balances is the common practice of all Lien and Title search companies. They,then
determine what monies are due at the time of closing from the seller or buyer and forward the monies they collect to
CCUA for distribution. In this case, I can see by the settlement statement you have provided,they required you to pay
all outstanding balances to proceed with closing.

CCUA would not require you to pay previous tenants balances and can therefore refund the payments made to Ms.
Fitchett's and Ms. West's accounts. Therefore, we can credit the overpayment to your account and issue a refund in the
= amount of$173.62,which was the total applied to your previous tenant's accounts.

Can you please confirm the forwarding mailing address we have on file at 154 Wiltshire Circle, Fletcher, NC 28732 is
correct?A check will be mailed.

I recently sold this property and the closing attorney sent CCUA$212.23 on my behalf. CCUA
misappropriated these funds and used them to pay other customers' past-due balances without my
