ROBERT KEITH TAYLOR, JR. and AMBER TAYLOR, husband and wife, whose mailing address
is 2871 Anchor Road, Middleburg, Florida, hereinafter called GRANTORS, and CLAY COUNTY
UTILITY AUTHORITY,an independent special district and political subdivision of the State of Florida,
existing and created under Chapter 94-491,Laws of Florida, Special Acts of 1994,whose business address
is 3176 Old Jennings Road, Middleburg, Florida 32068-3907, hereinafter called GRANTEE.
WITNESSETH: That GRANTORS, for and in consideration of the sum of Ten Dollars ($10.00)
c and other good and valuable consideration to them in hand paid by GRANTEE, the receipt whereof is
hereby acknowledged, have granted, bargained, sold and conveyed to the GRANTEE, its successors and
o assigns forever a non-exclusive right-of-way and easement with the right, privilege and authority to said
i GRANTEE,its successors and assigns,to construct,remove, operate,lay,maintain,improve and/or repair
associated equipment for existing and future water, wastewater, and/or reclaimed water utilities, any or
all,on, along, over,through,across or under the following described land, situate in Clay County,Florida,
to-wit:
See Exhibit "A" attached hereto and by reference made a part hereof.
TOGETHER, with the right of said GRANTEE, its successors and assigns, of ingress and egress,
to and over said above-described premises, and for doing anything necessary or useful or convenient or
removing at any time any and all of said improvements upon, over, under or in said lands, together also
with the right and easements, privileges and appurtenances in and to said land which may be required for
the enjoyment of the rights herein granted. GRANTORS do hereby fully warrant the title to the Grant of
Easement described herein and will defend the same against the lawful claims of all persons whomsoever.
IN WITNESS WHEREOF, the said GRANTORS have hereto set hand and seal the day and year
first above written.

DESCRIPTION:
The Westerly 10.00 Feet of Lot 4, "Black Creek Harbor" lying in Section 12, Township 05 South, Range 24 East,
Clay County Florida, as recorded in Plot Book 47, Pages 55-59 of the Public Records of said county,
Being more particularly described as follows:
For the POINT OF BEGINNING; BEGIN at the intersection of the Easterly Right—of—Way line of Spinnaker Court, a
60.00 foot Right—of—Way and the Southwest Corner of Lot 4, Black Harbor Creek as recorded in Plat book 47,
Pages 55-59 of the Public Records of Clay County, Florida; thence North 00'00'00" East, along said Easterly
Right—of—Way line a distance of 117.04 feet to a point of curvature; Said curve being concave Easterly, having
a radius of 30.00 feet, through a central angle of 26'11'21", subtended by a Chord bearing of N13'0541"E and
a chord bearing of 13.59 feet; thence North 66'35'45" East, departing said Right—of—Way line, along a line
non—tangent to said curve a distance of 14.54 feet to a point on a non—tangent curve; said curve being
concave Southeasterly, having a radius of 20.00 feet through a central angle of 47'15'32", subtended by a
chord bearing of South 23'37'46" West and a chord distance of 16.03 feet; thence South 00'00'00" East, along
o line non—tangent to last said curve, a distance of 117.04 feet; thence South 66'35'45" West, to said
Right—of—Way line, a distance of 10.90 feet to the POINT OF BEGINNING.
