FIRST AMENDMENT TO
GRANT OF EASEMENT
•
THIS FIRST AMENDMENT TO GRANT OF EASEMENT (this "Amendment") is
made effective as of the II%day of sep her , 2024 (the "Effective Date"), by and among
SEGOVIA VENTURES, L.L.C., a Florida limited liability company and PAM, L.L.C., a
Florida limited liability company, whose mailing address is 3733 West University Boulevard,
Suite 204, Jacksonville, Florida 32217 (collectively, "Grantor"), and CLAY COUNTY
UTILITY AUTHORITY ("Grantee"), whose business address is 3176 Old Jennings Road,
Middleberg, Florida 32068-3907 ("Grantee").
RECITALS
A. Grantor's predecessors-in-title and Grantee entered into that certain Grant of
Easement dated April 19, 1996 and recorded in Official Records Book 1608, Page 1830 of the
Public Records of Clay County, Florida(the"Easement").
B;. The Grantor and Grantee wish to enter into this Amendment to modify the
Easement as set forth herein.
NOW, THEREFORE and in consideration of $10.00 and other good and valuable
consideration,the receipt and sufficiency of which are hereby acknowledged, the parties agree as
follows:
1. Recitals; Definitions. The foregoing recitals are true and correct and are
incorporated herein. Unless otherwise defined herein, all capitalized terms in this Amendment
shall have the same meaning as such terms are defined in the Easement.
2. Enlargement of Easement. The Easement is hereby enlarged to add the
additional land described and generally depicted on Exhibit"A" attached hereto and by reference
made a part hereof(the "Additional Easement Area Property"). The Additional Easement Area
Property shall hereafter be deemed added to the Exhibit"A"to the Easement and shall be a part
of the Easement for all purposes.
3. Ratification. Except as modified by this Amendment,the Easement shall remain

otherwise unmodified and in full force and effect and the parties ratify and confirm the terms of
the Easement as modified by this Amendment. In the event of a conflict between the Easement
and this Amendment,this Amendment shall control.
4. Counterparts. This Amendment may be signed in counterparts, each of which
shall constitute an original document and which, when taken together, shall comprise one full
and complete agreement.
