THIS INDENTURE, made this 21.1 day of A p,11 , A.D. 2025, between
DENNIS B. STEED, Individually and as Trustee of the Dennis B. Steed Living Trust, dealing with'his
non-homestead property, whose mailing address is 773 Creighton Road,Fleming Island,Florida 32003,
hereinafter called GRANTOR,and CLAY COUNTY UTILITY AUTHORITY,an independent special
district and political subdivision of the State of Florida, existing and created under Chapter 94-491,Laws
of Florida, Special Acts of 1994,whose business address is 3176 Old Jennings Road,Middleburg,Florida
32068-3907,hereinafter called GRANTEE.
' WITNESSETH: That.GRANTOR; for and,in consideration of the sum, of Ten Dollars ($10.00)
and other good-and valuable consideration-to=him in hand._paid by GRANTEE :the receipt whereof is
hereby'acknowledged, has granted,'bargained,sold and conveyed to the GRANTEE;its successors and
assigns forever a non-exclusive right-of-way and easement with the right, privilege and authority to-said
GRANTEE,its successors and assigns,to construct,remove,operate,lay,maintain,improve and/or repair
associated equipment for existing and future water, wastewater, and/or reclaimed water utilities, any or
all,on,along,over,through,-across or under the following described land,situate in Clay County,Florida,
to-wit:
See Exhibit "A" attached hereto and by reference made a part hereof
TOGETHER,with the right of said GRANTEE, its successors and assigns,.of ingress and egress,
to and over said above-described premises and,'fordoing anything necessary or useful or convenient or
removing at any time any and all of the said improvements upon, over, under or in said lands, together
also with the right and easements,privileges and appurtenances in and to said land which may be required
for the enjoyment of the rights herein granted. GRANTOR does hereby fully warrant the title to the Grant
of Easement described herein and will defend the same against the lawful claims of all persons
whomsoever.

A portion of Lot 19 of Creighton Forest Unit 2, a subdivision as per plat thereof, recorded in Plat Book 4, pages
35 and 36 of the Public Records of Clay County, Florida; being more particularly described as follows:
Begin at the southerly most corner of Lot 19 of Creighton Forest Unit 2, a subdivision as per plat thereof,
recorded in Plat Book 4, pages 35 and 36 of the Public Records of Clay County, Florida, said corner lying on the
arc of a curve, concave southeasterly, having a radius of 210.00 feet; thence northeasterly along the northwesterly
Right of Way line of Creighton Road (60' Right of Way) and along the arc of said curve through a central angle of
10'17'10", an arc distance of 37.70 feet to the northeasterly corner of that certain parcel of land as described in
Official Records Book 2628, page 1797 of said Public Records, said arc being subtended by a chord having a
bearing and distance of North 26'58'41" East, 37.65 feet; thence North 51'45'00" West, along the northeasterly line
of said certain parcel of land, 10.05 feet to a point lying 10.00 feet northwesterly of said Right of Way line
(measured radial), said point lying on the arc of a curve, concave southeasterly, having a radius of 220.00 feet;
thence southwesterly, along the arc of said curve, concentric with said Right of Way line, through a central angle of
10'18'18", an arc distance of 39.57 feet to a point on the southwesterly line of said certain parcel of land, said
arc being subtended by a chord having a bearing and distance of South 27'14'53" West, 39.52 feet; thence South
