PARTIAL RELEASE OF EASEMENT

The CLAY COUNTY UTILITY AUTHORITY, an independent special district and political
subdivision of the State of Florida, existing and created Chapter 94-491, Laws of Florida, Special Acts
of 1994, whose mailing address is 3176 Old Jennings Road, Middleburg, Florida 32068, hereby releases,
abandons and vacates unto LGI HOMES - FLORIDA, LLC, a Florida limited liability company, whose
mailing address is 1450 Lake Robbins Drive, Ste 430, The Woodlands, Texas 77380, its rights to a
portion of the Utility Easement set forth in the O.R.B. 2034 page 1120-1121, of the Public Records of
Clay County, Florida, said portion being described on Exhibit "A" attached hereto and by this reference
incorporated herein.
PROVIDED, HOWEVER, that nothing herein contained shall be held or construed to release,
discharge, or abandon any portion of the Utility Easement, other than that specifically described in this
Partial Release, from force and effect of said Instrument.
IN WITNESS WHEREOF, The Clay County Utility Authority has executed this document this
day of , 2025, by its authorized representative.

DESCRIPTION: The abandonment of the 20' CCUA Utility Easement No. 7-A per O.R. 2034, page 1120
A tract of land being a portion of a parcel of land, as recorded in Official Records Book 4910, page 270 of
the Public Records of Clay County, Florida; lying in Section 29, Township 4 South, Range 25 East, Clay County,
Florida and being more particularly described as follows:
Commence at the Northeast corner of said parcel of land, also being the southeasterly corner of Tract "B"
according to the plat of Brannan Mill Plantation Unit One, as recorded in Plat Book 37, pages 11 through 15
of said Public Records; thence South 86'30'08" West, along the North line of said parcel, said line also being
the South line of said Tract "B", 171.46 feet to the POINT OF BEGINNING of the tract of land described herein.

iThence departing said North line of aforesaid parcel of land recorded in Official Records Book 4910, page 270
E of said Public Records, South 00'20'14" East, and along the easterly line of an existing 20 foot CCUA Utility
