THIS INDENTURE, made this I°*a day of O C , A.D. 2025, between
JACKIE CEIL BREWTON and JAMES RICHARD BREWTON, her husband, whose mailing
address is 848 Creighton Road,Fleming Island,Florida 32003,hereinafter called GRANTOR,and CLAY
COUNTY UTILITY AUTHORITY,an independent special district and political subdivision of the State
of Florida, existing and created under Chapter 94-491, Laws of Florida, Special Acts of 1994, whose
business address is 3176 Old Jennings Road, Middleburg, Florida 32068-3907, hereinafter called
GRANTEE.
WITNESSETH: That GRANTOR, for and in consideration of the sum of Ten Dollars ($10.00)
and other good and valuable consideration to him in hand paid by GRANTEE, the receipt whereof is
hereby acknowledged, has granted, bargained, sold and conveyed to the GRANTEE, its successors and
assigns forever a non-exclusive right-of-way and easement with the right, privilege and authority to said
GRANTEE, its successors and assigns,to construct,remove,operate, lay,maintain, improve and/or repair
associated equipment for existing and future water, wastewater, and/or reclaimed water utilities, any or
all, on, along,over,through,across or under the following described land,situate in Clay County, Florida,
to-wit:
See Exhibit "A" attached hereto and by reference made a part hereof.
TOGETHER, with the right of said GRAN FEE, its successors and assigns, of ingress and egress,
to and over said above-described premises, and for doing anything necessary or useful or convenient or
removing at any time any and all of the said improvements upon, over, under or in said lands, together
also with the right and easements,privileges and appurtenances in and to said land which may be required
for the enjoyment of the rights herein granted. GRANTOR does hereby fully warrant the title to the Grant
of Easement described herein and will defend the same against the lawful claims of all persons
whomsoever.
IN WITNESS WHEREOF,the said GRANTOR has hereto set hand and seal the day and year first

A portion of Tract 3 of Creighton Forest Unit 2, a subdivision as per plat thereof, recorded in Plat Book 4, Pages 35
and 36 of the Public Records of Clay County, Florida; being more particularly described as follows:
Commence at the southwest corner of Tract 3 of Creighton Forest Unit 2, a subdivision as per plat thereof, recorded
in Plat Book 4, Pages 35 and 36 of the Public Records of Clay County, Florida and run thence North 05'43'00" East,
along the Westerly line of said Tract 3, a distance of 655.56 feet to the beginning of a curve, concave westerly,
having a radius of 1315.02 feet; thence northerly along said westerly line and along the arc of said curve, through a
central angle of 06'16'05", an arc distance of 143.86 feet, said arc being subtended by a chord having a bearing and
distance of North 02'35'00" East, 143.79 feet;thence South 89'28'00" East, 10.00 feet to a point on the easterly
Right of Way line of County Road No. C-15—A, said point lying on the arc of a curve, concave westerly, having a
radius of 1325.02 feet; thence northerly along the arc of said curve and along said Right of Way line, through a
central angle of 04'19'42", an arc distance of 100.10 feet to the southwest corner of that certain parcel of land as
recorded in Official Records Book 2982, Page 239 of said Public Records, and to the Point of Beginning, said arc

northerly along the arc of said curve, and along said Right of Way line, through a central angle of 04'19'42", an arc
